Estimates

How estimates work and what to expect.

How do I get an estimate?

Use the free estimate form on this website or contact us directly. Tell us where the property is, roughly how much fence is involved, and what you are trying to achieve. We will follow up to ask any questions we need and arrange a time to look at the site.

Does an estimate cost anything?

No. Project estimates are free and requesting one does not commit you to anything.

Can you give me a price over the phone or online?

We do not publish prices or generate automatic quotes. Fence pricing depends on length, height, style, material, gates, ground conditions, access and what has to be removed. We need to see the site before we can give you a figure we are willing to stand behind.

Is an estimate the same as a contract?

No. An estimate describes proposed scope and pricing. A project only begins once a separate written service agreement has been reviewed and accepted by both sides.

What is included in a written estimate?

The scope of work, the materials being used, fence height and style, the number of gates, what is being removed and disposed of, and any conditions or exclusions that apply to your specific site.

Will the estimate change?

The written estimate is what we work to. If site conditions turn out to be different from what was visible — buried footings, rock, hidden rot — we contact you and agree any change before continuing. We do not change the scope silently.

Materials

Wood species, treatment and hardware.

Should I choose cedar or pressure-treated pine?

Cedar is chosen mainly for appearance and its natural resistance to moisture and insects. Pressure-treated pine is treated to resist rot and insects and generally costs less. Both are valid choices; which is better depends on your budget, how the fence will look from the house, and how you plan to maintain it. We will talk through the trade-offs during your estimate.

How long will a wood fence last?

We do not give a lifespan figure. How long a wood fence lasts depends on the material, how it was installed, drainage, sun exposure, irrigation, ground movement and maintenance. Anyone who quotes you a guaranteed number of years is guessing.

Why do gaps appear between the pickets?

Wood shrinks as it dries and moves with humidity. Small seasonal gaps are normal behaviour, not a defect. If gaps matter to you, board-on-board construction overlaps the pickets so the fence stays visually solid as the wood moves.

Do you use metal posts?

Steel posts are available on some builds. Whether they are appropriate depends on the fence design, soil and budget. If they are included, they will be named in your written estimate.

What hardware do you use on gates?

Gate hardware is selected to suit the width and weight of the specific gate rather than applied as a default. The hardware included is listed in your written estimate.

Installation

What happens during a fence installation.

How long does installation take?

It depends on the length of the fence, the number of gates, access to the property, ground conditions and weather. We will give you a realistic expectation for your specific project rather than a generic number.

Do I need to be home while you work?

Not usually, as long as we have access to the fence line and to any gates or side passages we need. We will confirm access arrangements with you before the start date.

What do I need to do before you arrive?

Clear the fence line of furniture, planters, stored items and anything fragile. Let us know about irrigation lines, low-voltage cabling, pet fencing and septic components so we can work around them. Please secure pets on work days.

Do you handle utility locates?

We coordinate the required utility locate request before digging. Private lines that the public locate service does not cover — irrigation, landscape lighting, pet containment — need to be pointed out by you.

What happens to the debris?

Installation debris is removed from the work area as part of the job. Where old fence removal and disposal are included, that is stated in the written estimate.

What happens if it rains?

Wet ground affects both post setting and site access. We would rather move a start date than set posts in unsuitable conditions, and we will contact you when the schedule needs to change.

Repairs and Storm Damage

Repairing damaged and failing fences.

Can you repair my fence instead of replacing it?

Often, yes. We inspect the fence and tell you honestly whether the failure is localised or whether the run is at the end of its service life. If a repair is the better value, that is what we will recommend.

My fence blew down in a storm. What now?

Contact us with photographs and the property address. We will arrange to assess the damage, document what failed, and give you a written repair scope. Where practical we can temporarily secure an opening.

Do you deal with my insurance company?

No. We do not file, negotiate or advise on insurance claims, and we cannot tell you whether damage is covered. We can provide documentation of the damage and our repair scope for your own records.

Will the repaired section match the rest of my fence?

New wood will not match weathered wood in colour until it ages or is stained. We use matching material where it is still available, but older board dimensions are sometimes discontinued.

Gates

Gate installation, repair and adjustment.

Why does my gate sag or drag?

Usually one of three causes: the gate post has moved, the gate frame has racked out of square, or the hardware was undersized for the gate. We diagnose which it is before quoting, because the fix is different in each case.

How wide can a gate be?

Wider gates are heavier and place more load on the posts and hardware. Very wide openings are usually better served by a double gate. We will size the posts, bracing and hardware to the opening you need.

Do you install automatic gate openers?

Gate automation and access control are not part of our services. We build and hang the gate; automation would need a specialist contractor.

Will my gate need adjusting later?

Wood gates move seasonally. Occasional adjustment of hardware is normal maintenance rather than a fault.

Removal and Disposal

Taking out an existing fence.

Do you remove the old fence?

Yes, where it is included in your written estimate. The estimate states what comes out, whether concrete footings are removed, and how debris is disposed of.

Do the old concrete footings have to come out?

Only where they obstruct a new post. Footings vary in size and depth and are not always visible in advance, so removal effort can differ from what was expected. We will contact you if what we find changes the scope.

Can you remove a fence without replacing it?

Yes. Removal and disposal can be booked as a standalone job, for example ahead of landscaping work.

Warranty

What our workmanship warranty covers.

What does the warranty cover?

Installation workmanship is covered by a 1-year limited warranty from the completion date recorded on your project. Full terms, exclusions and the claim process are on our warranty page.

What is not covered?

The natural behaviour of wood — shrinking, checking, warping, colour change — is not a workmanship defect. Damage from storms, impact, flooding, ground movement, alterations by others, and normal wear are also excluded. The warranty page lists the exclusions in full.

How do I make a warranty request?

Use the warranty request form on this website. Include your project reference, a description of the issue, when you first noticed it, and photographs. Submitting a request does not confirm coverage — we must inspect and review the issue under the written warranty terms.

Does the warranty transfer if I sell the property?

Transferability is addressed in the written warranty terms provided with your project. Please refer to those terms or contact us.

Financing

How payment terms are handled.

Do you offer financing?

Texas Timber Fence does not currently offer bank financing, loan applications, credit programs, or third-party installment plans. Payment terms are provided in the approved written estimate and service agreement.

Can I arrange payment terms through this website?

No. This website is informational. It does not process transactions of any kind. Payment terms are handled directly, in the approved written estimate and service agreement.

Maintenance

Looking after a wood fence.

Does a wood fence need maintenance?

Yes. Wood fencing is not maintenance-free. Periodic cleaning, re-securing loose fasteners, keeping sprinklers off the boards, and reapplying stain or sealer all extend how long the fence looks and performs well.

When should I stain a new fence?

Newly installed wood — particularly pressure-treated lumber — usually needs to dry before it will accept a finish properly. How long that takes depends on the material and the weather. We will tell you what we would do on your specific fence.

How often should stain be reapplied?

It depends on the product used, sun exposure, and how much water hits the fence. There is no single interval that applies to every fence, and we will not invent one.

My sprinklers hit the fence. Does that matter?

Yes. Repeated wetting is one of the most common causes of premature deterioration at the bottom of a fence. Adjusting irrigation away from the fence line is one of the most useful things you can do.

HOA and Property Lines

Approvals, boundaries and shared fences.

Do I need HOA approval?

Possibly. Many Texas neighbourhoods have rules about fence height, style, material and stain colour. Obtaining any required approval is the property owner’s responsibility, and we recommend doing it before scheduling work.

Who is responsible for confirming the property line?

The property owner. We install along the line you identify. If the boundary is uncertain, a survey is the reliable way to resolve it before work starts.

What about a fence shared with my neighbour?

Shared fences usually need agreement with the neighbour before removal or replacement. We will build to the line you direct, but we cannot resolve a boundary or cost-sharing dispute on your behalf.

Do I need a permit?

Requirements vary by city and county. Some locations require a permit for fences above a certain height or in particular locations. Check with your local authority; we will tell you if we are aware of a requirement in your area.
